BASIX Certificates

What is a BASIX Certificate?

Introduced by the NSW Government, the Building Sustainability Index (BASIX) ensures homes are designed to be responsible for fewer greenhouse gas emissions by setting energy and water reduction targets for houses and units.

The BASIX certificate will list all the commitments the user has agreed to, and the Certifying Authority (private certifier or council) will check these at various stages of construction.
The BASIX Certificate must be attached to the development application before it can be processed.

All residential developments throughout NSW with a total estimated cost of works of $50,000 or more (& all residential pools 40,000L or more) are required to submit a BASIX certificate to council on lodgement of their development application.

How much?

We are also happy to discuss an ongoing and fixed rate for repeat customers.

Turnaround?

All alterations and additions are 24 hours, with larger dwelling houses taking approx 2-3 working days.

Thermal Assessments

A Thermal Performance assessment gives a quantified measure of heating and cooling energy loads for a particular dwelling.
The assessment is done by inputting building design details into a computer programme. The heating and cooling loads are then included in the Thermal Comfort section of BASIX.

These are not a compulsory requirement for lodgement with councils and only pertain to dwelling houses not alterations and additions.

PBC uses BERS Pro software to analyse your proposed design. We then evaluate multiple options and recommend the best approach. All this is included in our fixed price fee proposal (quotation).

How much?

Turnaround?

As a Thermal Performance assessment is a more detailed report than a BASIX, the turnaround for larger dwelling houses is approx 3-4 working days.

Development Applications

At PBC, we can assist individuals by lodging development applications and managing development applications on their behalf. The scope of our work includes but is not limited to:

  • New dwellings, single or multi storey
  • Alterations and additions to homes and other buildings,
  • Residential swimming pools (40,000L or more)
  • Changes of use to existing buildings
  • Signage
  • Section 96 applications
  • Section 82A reviews

We have extensive experience in working with many Councils within the greater Sydney area. At PBC, we understand the requirements and processes of Councils, and as a result appropriate information is provided to Councils with the submission of development applications.

Turnaround?

DA's for Alterations & additions can be lodged with council in 2-3 working days, with larger developments such as multi storey dwelling houses being completed in approx 4-5 working days.

Once your DA is lodged, we then work with the assessing officer to ensure a smooth and timely assessment through council.
